Mystery electrical problems are frustrating because the symptom and the cause are often in different rooms. A hot switch in the hallway can mean a loose wire in the attic. A flickering lamp can mean a failing neutral at the panel. We trace it methodically — no guessing, no swapping parts hoping something sticks.
Symptoms we diagnose
- Flickering, dimming, or pulsing lights
- Dead outlets or outlets that work sometimes
- Circuit breakers that trip repeatedly
- Switches or outlets that feel warm or hot
- Buzzing or humming from panels, outlets, or fixtures
- Partial power loss in one room or one circuit
- Appliances running slow or randomly resetting
- GFCI outlets that won't reset
Our process
- $95 diagnosis fee — applied toward the repair if you approve it
- Thermal imaging of panel and suspect circuits on every call
- Voltage and amperage testing under load, not just at rest
- Written findings before any repair is quoted
- Flat-rate repair pricing — no hourly meter running
Frequently asked questions
Why do my lights flicker only when the AC turns on?
Usually one of three things: (1) the AC is on the same circuit as the lights and the inrush current is causing a voltage dip, (2) there's a loose neutral somewhere between the panel and the affected circuits, or (3) the service from the utility is undersized or has a bad connection. We can diagnose which one within an hour on site.
A breaker keeps tripping. Should I just replace the breaker?
Usually no. A breaker that trips is doing its job — there is something wrong on the circuit downstream. Swapping in a bigger breaker is dangerous and often illegal. We trace the actual load or fault first.
One outlet stopped working but the breaker is on. Why?
Most often it's a tripped GFCI somewhere else on the same circuit — often in a bathroom, garage, or exterior outlet. Sometimes it's a backstabbed outlet that has worked loose. We find it fast.
Do you charge by the hour?
No. We charge a flat $95 diagnosis fee. Once we know what's wrong, we quote the repair at a flat price. If the repair is something quick we find during diagnosis, we often just do it and credit the diagnosis fee toward it.
